Condominiums are getting an update from the likes of Apple and Microsoft as developers have begun to focus on using the technology to create more affordable homes and offices.
The latest addition to the trend, called Conducive, is being developed by a team led by the UK-based architecture firm Kino Group.
Conducivi is a platform for developers to design and build the same kind of homes and office spaces found in some of the most popular contemporary urban design projects, such as the luxury condos in San Francisco.
It’s a big step forward for the industry, as developers now have a way to build the kind of affordable housing that’s needed to support the rapid growth of the tech sector in the United States.
The company has been working with Kino for years, and recently launched a new tool called Conduit, which makes it easier to build these homes.
The idea is that if a developer can understand the needs of a certain region, they can then build a prefabricated design with their own materials, which will then be reused for other projects.
It will be a boon for those looking to build affordable homes, as many new high-rise developments will be built around office spaces and condos that are too large for many of the city’s current residents.
The Conducives developers have been working on the technology for a long time, but the new product comes on the heels of a major change in the housing industry.
Developers have become increasingly interested in building houses that can be shared.
And because they can, they’ve been looking to create affordable housing with modular design that’s easier to reuse.
This means building a home with a single unit rather than a whole building, which is where the Conducitive platform is going to come in.
Conduive can be built using existing prefab structures, or by modifying existing structures.
It is essentially a modular system that can have multiple parts.
It can also be built as an individual unit, which allows it to be reused on a large scale.
The developer said the new ConducIVE platform will be used for large scale residential and commercial projects as well as smaller projects.
“Our focus is on the first-time home builder, as that’s where the bulk of the population lives,” said Chris Hetherington, vice president of design at Kino.
“We think that’s the future of the market, so we see that as a big opportunity for us.”
The first step is to get developers to build condos and apartments that are compatible with the technology, Hetherton explained.
Developers can then make modifications to the Conduivi platform to build more modular units, and then use the Conduit tool to swap parts for those parts.
The new platform allows developers to create prefab buildings with their designs, as well.
“You can now design a condo with the same design as a house and it will still be modular,” Hetherson explained.
“And then you can swap in parts for different types of units, like kitchens and bathrooms, and that’s done through the Conduccive tool.”
That’s just one example of the kind on offer.
Another part of the condominium project is the idea of modular homes.
Hethersons co-founder and CEO Mark Hether, who has a degree in architecture, said the technology has the potential to allow developers to use a modular home to build a different kind of project.
The modular home will still include a number of the elements that are in the prefab, but will be able to be modularised in different ways to be shared with the wider community, he said.
“For example, you can build an open design, which has the main living areas and dining areas in the same room,” Hitherson explained, referring to a modular structure.
“Or you can design a prefabs modular home that includes all of the amenities that would be found in a house, like a kitchen, a bathroom and a full laundry area.”
The modular design is also an example of how condominium developers can create smaller, more efficient houses with fewer units.
The developers say they’ve seen this with condos in Los Angeles.
In fact, Hithersons team says that more than half of their Conducively-designed condos have been built using a prefabe design, and they’ve built more than 500 of them so far.
“I think it’s a very exciting development for the developer community, and I think it will be an important development for condominiums across the United Kingdom and Ireland,” Hethings said.
Kino has been building affordable housing for about 10 years, but its recent successes have put it on a par with some of its more well-known clients, such the likes and Elon Musk’s SpaceX.
Hitherington believes that the company is on track to make some significant strides in the future, and predicts that condominium development will become even more important in the coming years.
